FREMONT, CA: Building Energy Management Systems (BEMS) are computerized systems that track and regulate energy-related building services plants, and equipment, including heating, ventilation, air conditioning (HVAC) systems, lighting, and power systems.
Building Energy Management Systems (BEMS) and Building Management Systems (BMS) are often used interchangeably, but BMS can be used to track and control a broad variety of building systems, including fire, smoke detection and alarms, motion detectors, CCTV, security and access control, lifts, and many more. Building Energy Management Systems are programs that work with energy-related systems.
Small buildings can have separate energy system controls, but for larger or more complex structures, places with multiple facilities, or organizations with buildings on numerous sites, the system integration into a single Building Energy Management System provides greater control and result in substantial savings.
BEMS enable real-time remote monitoring and integrated control of a broad range of connected systems that allow modes of operation, energy consumption, and environmental conditions to be monitored. It also enables hours of operation, setpoints, and other parameters to be adjusted to improve efficiency and comfort. BEMS may also set off alarms as it detects problems and updates the maintenance program.
When properly operated, it will help to use energy without compromising comfort or efficiency efficiently. This requires a detailed understanding of how buildings are meant to function and how their various structures connect. They must be professionally designed, installed, and commissioned to work appropriately and have an easy-to-use user interface.
They must be evaluated and fine-tuned regularly as it becomes easy to understand efficiency gradually with various modes of operation, and modifications can be done buildings or operations accordingly. Maintenance is also needed to ensure that devices continue to function correctly, such as replacing sensors and batteries, inspecting connections, testing dampers and valves' operation, and updating software.
BEMS may be independent installations with their maintenance contracts or manufacturer-installed maintenance. They can be either wired or wireless. To evaluate if a wired or wireless system is the best option, buildings must be audited to see how good signals can be received and how often disturbances occur.
