FREMONT, CA: Builders are investing heavily in Building Information Modeling (BIM) to generate 3D models of their projects for the next five years. They recognise that BIM represents the future of their projects, businesses, and even the industry as a whole. It's odd to think of BIM as the future of building when it's been around for a while.

Better utilisation of capital project data reduces costs
Consider the effect of BIM on aging infrastructure projects throughout the US, their varying levels of deterioration or lack of safety are gaining attention. It's likely that some of these could've been addressed and averted if building information modeling had existed at the time. It might be highly restrictive to use 2D drawings and dispersed project information. Think about all the data that comes in from day one. The owner's operations and facilities management team receives the data after the project is completed. It's difficult, if not impossible, to keep track of and comprehend everything.
The BIM model's capacity to relate directly to all relevant details, from the tiniest nail to the greatest volume of concrete, typically sets it apart. These include size, current cost, replacement value, longevity, warranty information, and more. These exact facts – or project intelligence – may be exploited repeatedly during the project's development and afterwards (CDE).
This data should be included into the BIM model during the estimate phase so it may be used as an interactive reference. Data-driven decision-making is then built upon it. Using model-linked data, the owner, contractors, and other stakeholders analyze and agree on the most cost-effective material and equipment solutions for the project.
Early choices will prevent expensive late-stage changes and rework and will contribute to a longer life and optimum operation after client handoff. Once the designs and materials are finalized, the BIM model's quantities become the source for the procurement team's inventory order.. The consequence is less wasteful expenditure on unexpected overages or expedited delivery costs for possibly more expensive items.
Data-driven teams
BIM is about data, but it's also about communication and teamwork. Having access to and interacting with your project's continually updated information allows for improved knowledge of the construction and collaboration across project teams, including disciplines that may not ordinarily have a place at the design table.
The BIM CDE acts as a single hub for all data associated with the model, allowing everyone to interact with it. It's also where teams may communicate with each other — exchanging updated models, asking and answering questions, proposing modifications, and assessing solutions to issues.
That may make a big difference between back-office workers and jobsite teams that haven't had many chances to work together in such a meaningful way. BIM reduces the potential of misunderstanding or outdated information leading to mistakes or unanticipated modifications. Learning a new procedure and the technology that supports it will take time.
